Currently some sort of disability affects 25 percent of the general public. For this reason, hoteliers throughout the United States must continue to upgrade and renovate their properties to make sure that they are continually compliant with Americans with Disabilities Act Title III (ADA) civil rights law.
Over the last 11 years, R.A. Yarling & Company has consulted with owners and managed renovations related to over 180 ADA audits at hotels throughout the nation. Simply put, our job is to advise owners of any areas of non-compliance that might exist and develop a proactive capital expenditure plan to facilitate necessary improvements/renovations.
We not only provide comprehensive audits for hoteliers, we also provide them to potential investors. Advising an investor of limitations and/or property upgrades that need to be made allows them to make key buying decisions based on the facts.
At present, R.A. Yarling & Company has been retained by Marriott International Inc., Ashford Hospitality Trust and Apple REIT Companies to provide extensive ADA consulting services for a host of hotel properties.

When this hotelier was interested in purchasing properties in
southern Florida, they retained R. A. Yarling & Company to provide
assessments for each prior to closing the sale. Our team provided
comprehensive property condition assessments for three properties
and determined major repairs that needed to be completed. Once the
immediate needs were assessed, this information was combined with
Property Improvement Plans (for each respective property) to advise
the property owner about improvements that would be necessary for
each property to meet Brand standards. A final report and construction
estimates for scheduled projects including roof replacements, facade
upgrades, and mechanical upgrades was prepared for the owner - and
was ultimately used as a bargaining tool in negotiating the sale
of these three properties.

Another set of eyes proved essential when the ownership group of
this full-service hotel, complete with 220 guest rooms, wanted to
evaluate the estimated costs associated with a complete renovation
of the property. Retained as an owners representative, R.A.
Yarling and Company was responsible for reviewing a pre-existing
scope of work and budget as well as conducting a complete site survey
to make sure all bases were covered prior to beginning the intensive
renovation over a three year period. The evaluation included assessing
all guest rooms and public spaces including the lobby, ballrooms,
restaurant, meeting rooms as well as staff offices, back of houses
spaces, roofing, building façade, parking lot, landscaping, fountain
as well as MEP and ADA compliance issues. When complete, our budget
for this $4 million dollar renovation was within $3,500 of the original
estimate including FF&E and artwork.
